Survey: While Some Brokers Push Private Listing Networks, Most Soon-to-Be Sellers Want their Homes Seen By Every Buyer

Published

New Zillow poll finds sellers want pre-marketing to the broadest possible audience — at direct odds with a push by some brokers toward limited, private networks

85% of soon-to-be sellers are more likely to hire an agent who can pre-market their home to the broadest online audience89% of Americans say real-time buyer demand signals would be valuable before selling their home61% of soon-to-be sellers believe broad online marketing produces better outcomes than a limited private network

SEATTLE, May 15, 2026 /PRNewswire/ — Some brokerages in the real estate industry are pitching sellers on private listings. Most sellers aren’t buying it.

A new Zillow survey conducted by The Harris Poll — released as some brokerages and MLSs move to build out private listing networks — finds that the consumers those networks are supposedly designed to serve want something else entirely.

The pitch from private listing proponents is that keeping a home off the open market is simply “seller choice” — but when sellers are actually given that choice, they choose the opposite. Nearly two-thirds of soon-to-be sellers polled (61%) believe broad online exposure produces better outcomes than a limited private network.

This debate has been playing out in agent pitches and listing agreements across the country for years as a few of the largest names in real estate have doubled down on marketing saying that keeping a home out of the public eye is a competitive advantage for sellers. The survey data adds a crucial dimension to that story: sellers, when given a chance to make an informed choice, disagree with this strategy.

Not All Pre-Marketing Is the Same

The real debate isn’t whether to pre-market a home — it’s who gets to see it when you do. Private listing networks market homes exclusively to buyers working with the same brokerage as the seller, limiting competition to a fraction of the available buyer pool and potentially leaving money on the table for sellers. Despite the consumer harm, brokerages are motivated to push this model because it lets them collect commissions from both the seller and buyer or use the listings to recruit agents from other brokerages.

By contrast, public pre-marketing introduces a home to the broadest possible audience before it goes live, giving sellers real-time demand signals they can actually use.

When it came to pre-marketing, soon-to-be sellers expressed a clear preference:

85% say they’d be more likely to hire an agent who can pre-market their home to the broadest online audience56% would want it to be visible online for all possible shoppers to see60% say real-time pre-market buyer data — views, saves and tour requests — would be extremely / very valuable when selling their home

“When a seller hires an agent, they’re placing enormous trust in that person to get them the best outcome,” said Errol Samuelson, chief industry development officer at Zillow. “Pre-marketing to a closed network is not the same thing as pre-marketing so the broadest audience in the country can see it for free — and sellers know the difference. They’re not asking for limited access. They’re asking for reach. Zillow believes every seller deserves that visibility, and every agent deserves the tools to deliver it.”

Broad Benefits on Both Sides of the Transaction

The survey also found near-universal agreement among Americans about the benefits of pre-market exposure. A vast majority of Americans polled agree that early online exposure of a home to the broadest audience before it is officially listed for sale would help:

Reach more buyers (84%)Sell a home faster (82%)Increase buyer competition (80%)Boost confidence in pricing strategy (78%)Strengthen their marketing strategy going in (76%)

Demand for early access isn’t limited to sellers. Nearly 9 in 10 Americans (88%) expressed interest in viewing pre-marketed homes online if they were buying a home. Among buyers, the top perceived benefits of early listing visibility are more time to research the neighborhood (52%) and more time to get pre-qualified for financing (41%).

Sellers Spoke. Zillow Listened.

Sellers have made their choice clear about how they want to pre-market their home. That’s why Zillow built Zillow Preview — and why its reach is about to grow significantly. Zillow and Realtor.com recently announced a collaboration to display Preview listings across both platforms simultaneously, meaning sellers can now reach the largest combined audience of home shoppers available anywhere online before their listing officially goes live.

Where private networks limit who sees a home and when, and are designed as much to bring new clients to the brokerage as to sell homes, Zillow Preview is different. It’s designed to give sellers and agents maximum early visibility, the real-time data to act on it, and the ability to work with the brokerage of their choice. It’s a fundamentally different proposition. Pre-marketing done right isn’t closed to a select few; it’s open to the broadest possible audience.

Survey methodology

This survey was conducted online within the United States by The Harris Poll on behalf of Zillow from April 21-23, 2026, among 2,058 U.S. adults ages 18 and older, among whom 211 have sold a home in the past two years (recent sellers) and 198 are currently listing/planning to list their home for sale in the next two years (soon-to-be sellers). The sampling precision of Harris online polls is measured by using a Bayesian credible interval. For this study, the sample data is accurate to within +/- 2.7 percentage points using a 95% confidence level. This credible interval will be wider among subsets of the surveyed population of interest. By

NEW YORK, Oct. 24, 2026 /PRNewswire/ — Better Business Advice has recognized CapCut in its 2026 coverage of the best AI tools for marketing content, highlighting its collection of AI-powered features for creating and editing videos, images, audio, and other campaign assets. The recognition reflects growing interest in tools that help transform creative concepts into usable marketing materials while reducing the manual work involved in production.

Best AI Marketing Tools

Seedance 2.0 – an AI video generation model that creates videos from text prompts or imagesSeedream – an AI image generation model that creates high-quality visuals from text prompts

AI-powered content creation is changing how businesses develop digital marketing campaigns. From promotional videos and product imagery to social media graphics and branded audio, organizations face growing demand for creative assets across multiple digital channels. Tools that simplify production and support faster experimentation are becoming an increasingly important part of modern marketing workflows.

CapCut offers a range of AI-assisted capabilities covering several stages of content creation. These include text-based video generation, AI image generation, background removal, image expansion, music generation, and photo animation. Together, the tools provide options for producing marketing assets for social media, digital advertising, product promotions, and other online campaigns.

AI Video Generation Supports Promotional Campaigns

Video is an important format for communicating product information, presenting services, and building audience engagement. However, producing video content regularly can require significant planning, editing, and creative resources.

CapCut’s Seedance 2.0 AI video generator supports prompt-based video creation. Users can describe a creative concept and generate video content that serves as a starting point for further development.

The capability can support promotional videos, product showcases, educational content, and social media campaigns. It also gives creators a way to explore different visual approaches during the planning stage before refining the selected direction.

For businesses producing content across multiple channels, AI-assisted video generation can help reduce the effort required to develop initial concepts. Generated material can then be reviewed and edited to align with campaign objectives, brand guidelines, and platform requirements.

Image Generation Helps Develop Marketing Concepts

Visual assets influence how products, services, and campaigns are presented to audiences. Developing suitable imagery often involves several rounds of brainstorming and creative testing before a final direction is selected.

CapCut’s Seedream AI image generator enables users to create images from text prompts. The tool can support concept drafts, campaign planning, and experimentation with different visual styles.

For example, a seasonal marketing campaign may require several approaches to backgrounds, compositions, and visual themes. AI-generated drafts can help illustrate those options before resources are committed to final production.

CapCut’s GPT Image 2 provides another option for generating images from natural language instructions. The feature can support the development of promotional graphics, campaign imagery, and other visual assets.

These tools help shorten the early stages of creative development by making it easier to turn written ideas into visual references. Human review remains important to ensure the resulting assets accurately represent the product and meet the campaign’s requirements.

Image Editing Simplifies Asset Preparation

AI image generation is only one part of preparing content for publication. Existing photographs and graphics often need adjustments before they can be used across marketing channels.

CapCut’s AI background removal tool helps separate subjects from their original backgrounds. This can be useful when preparing product images, promotional graphics, and other assets that require a different visual setting.

The AI Image Extender addresses the challenge of adapting images to different layouts. By generating content beyond an image’s original boundaries, the tool can help users adjust compositions for different formats without relying entirely on cropping or stretching.

These capabilities can support the preparation of visuals for social media posts, website banners, digital advertisements, and product promotions. They also provide options for repurposing existing creative assets instead of producing entirely new images for every placement.

AI Audio and Photo Animation Expand Creative Options

Marketing content often combines visuals, movement, and sound to communicate a message. Producing these elements separately can add complexity to the creative process.

CapCut’s SeedMusic AI audio generator supports AI-assisted music creation based on creative prompts. Generated music can be used as a starting point for videos, promotional campaigns, and other multimedia projects, subject to appropriate review and usage requirements.

The platform’s Photo-to-3D tool offers another way to adapt still images into more dynamic visual content. This capability can help transform existing photography into animated presentations for product showcases, social media, and digital promotions.

By supporting audio creation and image animation alongside video and image tools, CapCut provides additional options for developing varied marketing materials.

A Connected Workflow for Marketing Content

CapCut’s collection of AI-powered features supports several stages of campaign production within one creative environment. A project could begin with concept images generated through Seedream, followed by visual development with GPT Image 2. Background removal and image expansion can then help prepare assets for different placements.

Selected visuals can be incorporated into video projects using Seedance 2.0, while SeedMusic offers an option for developing accompanying audio. Photo-to-3D can provide another format for repurposing existing images.

Not every campaign requires all these capabilities. Their practical value depends on the content format, production requirements, and intended audience. Reviewing generated assets for accuracy, visual consistency, and suitability remains essential before publication.

Better Business Advice’s recognition of CapCut reflects the growing role of AI-assisted production in digital marketing. As businesses continue to develop content for multiple channels, tools that support video creation, image generation, editing, and multimedia production can help simplify creative workflows while leaving room for human direction and quality control.
