28-Year-Old McMillen from Montana Defeats Marwan Rahiki, Remains Undefeated, and Earns Third $100,000 BonusBrandon Moreno from Tijuana, Mexico, Claims Split Decision Win over Joseph Morales in Flyweight Co-Main EventAlexa Grasso from Guadalajara, Mexico, Defeats Manon Fiorot via Unanimous Decision in Women’s Flyweight Bout

GLENDALE, Ariz., Sept. 13, 2026 /PRNewswire/ — The rise continues! Monster Energy congratulates MMA athlete Tommy McMillen on defeating Marwan Rahiki at the Noche UFC event in Glendale, Arizona, on Saturday night. In the main card fight contested in the featherweight division, the 28-year-old from Great Falls, Montana, claimed a unanimous decision victory in a three-round battle that earned Fight of the Night honors and a $100,000 bonus.

In the night’s co-main event, 32-year-old Brandon Moreno from Tijuana, Mexico, defeated Joseph Morales via split decision in their flyweight division bout. Rounding out a successful showing for the team, 33-year-old Alexa Grasso from Guadalajara, Mexico, defeated Manon Fiorot by unanimous decision in the women’s flyweight division.

Noche UFC: Silva vs. Delgado was contested in front of a live crowd of 16,928 spectators inside Desert Diamond Arena in Glendale, Arizona. The special annual event celebrated Mexican Independence Day and honored Mexican fighters’ contributions to combat sports. Featuring a total of six bouts on the Main Card and seven Prelims matchups, Noche UFC was broadcast live on Paramount+.

In Saturday night’s featherweight fight, Monster Energy’s McMillen (12-0) stepped into the Octagon on an undefeated record after most recently stopping Alberto Montes via third-round TKO at UFC Fight Night in Oklahoma City on July 18. The fast-rising featherweight star set the UFC record for most significant strikes landed in a three-round fight (252) in that performance and pocketed the $100,000 Performance of the Night bonus; could he extend the undefeated run?

His opponent, Rahiki (9-1), also came to Noche UFC undefeated with an eye-catching resume built on a 100-percent finish rate through eight knockouts and one submission. The 24-year-old had scored back-to-back UFC finishes over Harry Hardwick and Ollie Schmid since joining the promotion earlier this year.

The showdown started with both first-year UFC talents exchanging punches in the opening round, with McMillen pressing the action and landing the bigger individual shots. But the fight took a dramatic turn in Round 2 when Rahiki cracked the Arizona native with a massive punch that sent McMillen to the canvas, fighting to survive the onslaught. Refusing to fold, McMillen weathered the storm and made it out of the second round alive with everything riding on the final five-minute frame.

In the third round, McMillen took over the fight. Scoring a knockdown of his own against Rahiki, McMillen threatened with a submission and overwhelmed his opponent with a relentless pace that had the entire Desert Diamond Arena crowd on their feet. When all was said and done, the three judges gave the fight to McMillen (29-28, 29-28, 29-27) as the winner via unanimous decision.

The wild back-and-forth battle earned Fight of the Night honors and a $100,000 bonus for McMillen, his third consecutive UFC $100,000 bonus, bringing his total bonus haul to $300,000 in his rookie year.

“I had the time of my life in there,” said Monster Energy’s McMillen after winning at Noche UFC in Glendale, adding: “I love digging deep. Those are the kinds of fights I want. I don’t want to fight bums — easy fights. I like taking on killers with 100 percent finish rates and going in there and testing myself because the next time you see me, I’ll be even better than the kid you saw tonight.”

With the victory, “Tommy Gun” improved to 12-0 in his professional career and 3-0 inside the UFC Octagon. He immediately called for a fourth fight later this year in Las Vegas, promising fans another $100,000 bonus performance. “I’m just on a different level, and I’m writing the script right now,” said McMillen, adding: “I’m playing a video game, and everyone is in my world. Everyone said he was going to knock me out. You can’t knock me out. You have to kill me. Bring a gun next time.”

In Saturday night’s co-main event, Monster Energy’s Moreno (24-10-2) came to Noche UFC looking to snap a two-fight losing skid and reassert himself as a top contender in the flyweight division. The former two-time UFC Flyweight Champion and the first Mexican-born champion in UFC history returned to competition with plenty to prove after consecutive losses to close out 2025 and open 2026.

Moreno’s opponent, Morales (14-3), stepped into the Octagon riding momentum from his 2025 victory on The Ultimate Fighter Season 33, which earned him a return to the UFC roster. The 32-year-old American came to Glendale looking to score a signature career win against a former champion, but Moreno wanted the last word.

The flyweight showdown unfolded with little grappling through the first two rounds. Both fighters stood and traded punches, with Moreno pressing forward to initiate as Morales landed clean blows of his own. In the third and final round, Moreno turned up the pressure, out-scoring Morales on the feet and closing out the fight with a well-timed takedown that saw him ride out the final 90 seconds in top position.

When all was said and done, two of the three judges gave Moreno all three rounds for the split decision (28-29, 30-27, 30-27) win in his first-ever Noche UFC appearance. Back in the winner’s circle!

Also on the Main Card, Monster Energy’s Grasso (18-5-1) came to Noche UFC ready to make her case for another shot at the UFC Women’s Flyweight Championship title. Fighting on home soil in Arizona, the 33-year-old former UFC champion arrived off a stunning KO win over Maycee Barber in March 2026.

Her opponent, Fiorot (13-3), stepped into the Octagon as one of the most dominant women’s flyweight contenders on the roster. The 36-year-old French striker came to Glendale off a 74-second knockout of Jasmine Jasudavicius and was widely considered next in line for a title shot with a win. But Grasso had other plans!

Grasso came out of the gate with electrifying pressure, pushing forward with sharp boxing combinations that stung the French striker and nearly ended the fight with a knockdown late in Round 1. Although Fiorot found her rhythm in the second round and even opened a cut on Grasso’s brow, the Mexican fighter maintained her aggressive pace to land more strikes and earn all three judges’ scorecards.

On the strength of a striking clinic on home soil, Grasso secured the unanimous decision (29-28, 29-28, 29-28) victory at Noche UFC. This marks Grasso’s second consecutive victory of 2026 and positions her back in the title picture. After the win, Grasso told the crowd: “I’ll get that belt back one day.”

Ghada “GG” Benitez Launches Dubai Real Estate Learning Center for American and Global Investors

Published

on

By

Ghada “GG” Benitez has launched an expanded Dubai Real Estate Learning Center designed to help American and global investors better understand UAE property investment, including ownership, financing, Golden Visa eligibility, developer due diligence, taxes, property management and exit strategy. The new resource builds on Benitez’s cross-border work between California and the UAE, her third consecutive year at the International Property Show, and her ongoing investor-education platform, The Dubai Connect® Podcast.

SAN DIEGO and Dubai, UAE, Sept. 13, 2026 /PRNewswire-PRWeb/ — As international interest in UAE real estate continues to grow, Ghada “GG” Benitez is expanding the investor-education platform behind GG Benitez International with a new Dubai Real Estate Learning Center built to answer the questions global buyers are asking before they commit capital.

“I came to Dubai wanting to understand how the market worked, what protected investors, where the risks were and where the opportunities were. I wanted to take that knowledge back to global investors in a way that was understandable and actionable.”

The 59-briefing resource is designed around the issues Benitez hears repeatedly from investors evaluating Dubai and the wider UAE: how foreign ownership works, how to evaluate a developer, what protections exist when buying off-plan, how financing works for non-residents, what Golden Visa eligibility requires, how taxes and fees affect the investment, and what happens after handover.

For Benitez, the purpose is straightforward: help investors understand the entire investment before they buy it. “International investors can now see a Dubai property launch on Instagram, receive a brochure through WhatsApp and reserve a unit from thousands of miles away,” Benitez said. “What they often do not have is one trusted place where they can understand what happens before, during and after that purchase. Who regulates the transaction? How is the developer evaluated? Can a non-resident finance it? What does the investor need to know about taxes in their home country? Who manages it after handover? And what is the eventual exit strategy? That is the gap I wanted this platform to help close.”

Built for Global Investors, With a Particular Understanding of the American Buyer

Benitez has spent the past few years helping individual investors from the United States and other international markets evaluate Dubai real estate. Her focus on individual American investors began before U.S. demand for Dubai property became a mainstream real estate conversation.

Rather than approach the market solely through individual property launches, Benitez says she deliberately built her understanding from the top down: learning from regulators, government representatives, established developers, attorneys, mortgage specialists, bankers, international tax professionals, property managers and other professionals involved throughout the lifecycle of a cross-border property investment.

That approach also became the foundation of The Dubai Connect® Podcast, Benitez’s investor-education platform, which has generated more than 2 million views and has featured conversations with representatives of the Dubai Land Department, UAE attorneys, developers, mortgage specialists, economists, property managers, tax professionals and other market experts. “I did not come to Dubai looking for inventory to sell,” Benitez said. “I came wanting to understand how the market worked, what protected the investor, where the risks were and where Dubai was going over the next five, ten, twenty and thirty years. Then I wanted to take that information back to the investor in a way that was understandable and actionable.”

Advising Across Dubai, Abu Dhabi and Ras Al Khaimah

Through GG Benitez International, Benitez advises American and global investors evaluating opportunities across the UAE, including Dubai, Abu Dhabi and Ras Al Khaimah. Her work includes access to and relationships with many of the region’s leading and emerging developers, including Emaar, Nakheel, Sobha Realty, DAMAC, Meraas, OMNIYAT, BEYOND Developments, Ellington Properties, Imtiaz Developments, Aldar and Modon.

Rather than limiting investors to a single developer, project or emirate, Benitez’s approach is to compare opportunities across developers, communities and markets based on the client’s goals, investment horizon and intended use of the property. That may mean evaluating a Dubai off-plan investment for capital appreciation, a ready property for rental income, a Golden Visa qualifying purchase, a second home, a vacation property, or opportunities in Abu Dhabi and Ras Al Khaimah that better fit the investor’s objectives.

“The property has to fit the goal,” Benitez said. “I do not believe every investor should buy the same project, in the same community, or even in the same emirate.”

Bridging Two Cultures and Two Investment Mindsets

A first-generation Arab American who divides her professional life between San Diego and Dubai, Benitez says her background has helped shape how she works with cross-border investors. She understands the cultural importance of relationships, reputation and long-term trust in the Middle East, while also understanding the questions and skepticism often brought by American and other Western investors evaluating an unfamiliar international market. “I understand why an investor sitting in California, New York, London, Toronto or another market may have questions before wiring money into a property thousands of miles away,” Benitez said. “My role is not to tell them not to ask those questions. My role is to make sure the difficult questions get answered.”

Although American investors remain an important part of Benitez’s practice, GG Benitez International serves investors from multiple countries and is designed as an English-language resource for global buyers evaluating Dubai and the wider UAE.

The new Learning Center begins with foundational questions including whether foreigners can legally own Dubai property and how the buying process works from abroad, then progresses into mortgages and financing, Golden Visa and residency, costs and taxes, investment strategy, developer evaluation, ownership, management and more advanced investor considerations.

From Property Search to a Turnkey Cross-Border Strategy

GG Benitez International’s advisory model is structured around the broader investment lifecycle rather than the property search alone. Depending on a client’s needs, Benitez works with a network of appropriately qualified professionals across areas including mortgage financing, banking, legal services, international tax planning, company formation, Golden Visa processing, property management and eventual resale. The objective is to provide investors with a coordinated point of contact while allowing specialists to address the areas that require their particular professional expertise. “Buying the property is one transaction,” Benitez said. “The investment may last five, ten or twenty years. My responsibility is to think beyond reservation day.”

That philosophy is reflected throughout the new website.

The site’s Investment Strategy and Market section addresses questions including how to identify a high-potential area, whether Dubai faces oversupply, why some properties appreciate more than others and how investors should think about developer reputation, future demand and exit strategy.

Two recent long-form analyses, “How I Evaluate a Dubai Real Estate Investment Before Recommending It” and “Is Dubai Real Estate Oversupplied? Why the Answer Depends on Where and What You Buy,” explain upon that approach.

Together, the resources reflect Benitez’s view that Dubai should be evaluated as a collection of distinct micro-markets rather than one uniform property market.

A Third Year on the International Property Show Stage

The website expansion follows Benitez’s third consecutive year participating in the International Property Show in Dubai. At IPS 2026, she hosted and moderated “Follow the Smart Money: Why American Capital Is Looking to Dubai,” an expert discussion examining the growing presence of American institutions, companies and individual investors in Dubai and the wider UAE. Her continued participation at IPS reflects the broader mission behind GG Benitez International: creating a bridge between international investors and the professionals, institutions and information shaping the UAE property market. “Every time I travel through the United States or speak with an investor abroad, I listen for the questions they still cannot get answered clearly,” Benitez said. “Then I go back to Dubai and speak with the people closest to those issues. The new Learning Center is really the digital version of that process.”

International Training for Cross-Border Real Estate

GG is a Certified International Property Specialist (CIPS®) through the National Association of REALTORS®. The CIPS designation is the only international real estate designation recognized by the National Association of REALTORS® and requires specialized education focused on global transactions. Benitez is also a California Licensed REALTOR® with Realty Executives Dillon, DRE #01487964, and a RERA Certified Dubai Real Estate Broker with Prime Capital Realty. She holds a bachelor’s degree in economics from the University of California San Diego and spent nearly two decades leading a public relations firm before expanding into international real estate. “Credentials matter, but ultimately trust is built through what happens after the client says yes,” Benitez said. “I want my clients to know who is helping them finance the property, who is available if they have a legal question, who can manage it when they are thousands of miles away and who will help them when it is eventually time to sell.”

About GG Benitez International

GG Benitez International is a cross-border real estate advisory brand led by Ghada “GG” Benitez, serving American and global investors seeking real estate opportunities in Dubai, Abu Dhabi, Ras Al Khaimah, coastal California and select international markets.
